Every parcel of land in Hawaii has a TMK — the Tax Map Key. Realtors say it like an incantation, contractors need it for permit pulls, escrow asks for it on every contract. Here's what it actually is, what each digit means, and the fastest free way to look one up.
What a TMK is
A TMK is the unique parcel identifier used by the State of Hawaii's four county assessor offices to track every taxable lot statewide. Roughly 384,262 of them as of 2026 — every house, every condo unit, every cane field, every shoreline strip.
It's the Hawaii equivalent of an APN (assessor's parcel number) on the mainland. Same purpose: one ID, one parcel, no ambiguity. Different format, because Hawaii's land record system was designed by the Kingdom of Hawaii, modified by the Republic, then formalized by the Territory long before mainland conventions existed.
The 12-digit format
A modern Hawaii TMK is 12 digits, conventionally written with hyphens or dots:

Section, plat, parcel
These are the geographic subdivisions inside each county. Section 4 of Honolulu County is roughly Hawaii Loa Ridge / Aina Haina / Niu Valley / Kuliouou. Plat is the next subdivision down — usually a neighborhood block. Parcel is the specific lot.
The CPR suffix
The last 4 digits are the CPR — Condominium Property Regime — which
is Hawaii's unique legal structure for splitting one parcel into
multiple ownerships without a formal subdivision. 0000
means "the land itself" (or a single-family lot). 0001
onward identifies a unit within a CPR or condo.
A typical Honolulu high-rise condo unit might have a TMK like
1-2-3-001-001-0042 — same parcel as 41 other units in
the building, distinguished only by the CPR digits.

Common TMK gotchas
Same address, multiple TMKs
A condo building has one underlying-land TMK plus N unit TMKs. If escrow asks for "the TMK" make sure you know whether they mean the unit or the land — they're different parcels for tax purposes.
Old TMKs are 11 digits, not 12
Hawaii standardized to 12 digits in the mid-1990s. Old documents, older title work, and some older Realtor MLS records still cite 11-digit TMKs (no leading zone digit on the section field, or shorter plat fields). The county will accept either when you cross-reference, but databases keyed off the modern 12-digit format won't. If a lookup misses, try padding leading zeros on the section/plat fields.
Subdivisions create new TMKs (and retire old ones)
When a parent parcel is subdivided, the parent TMK is retired and N child TMKs replace it. Sales history under the old TMK won't carry forward automatically. Title work will trace it; a casual lookup won't.
