Tax-lien or assessment surge
Property tax delinquency or 20 %+ year-over-year assessment jumps. The owner-feels-pressure signal.
Long-tenure owner pattern match
Owners 18+ years on title in neighborhoods seeing comp turnover. AI ranks who's statistically most likely to list this year.
Adjacent-parcel comp event
Neighbor sold high. AI scores how that comp affects this owner's likelihood of listing in the next 6 months.
Building footprint shrinkage
Structures disappear from the assessor's roll without a permit. Often signals teardown prep or insurance event. Rare; high-signal.
Off-market network mentions
Pocket-listing chatter and FSBO sites cross-referenced to TMK. We surface the parcel before it hits a wider channel.
