Kahala Property Guide — Zoning, Construction Realities, and What to Know
Kahala is the original Honolulu prestige neighborhood — 2 sq miles of mostly fee-simple single-family homes on the south shore between Diamond Head and Maunalua Bay. Kahala Avenue runs the beachfront; the street grid behind ranges from R-5 inland to estate-scale lots near the water.
The neighborhood at a glance
| Zone | Mix of R-5, R-7.5, R-10 (front-row R-10 to R-20) |
| Lot size range | 5,000 sqft inland — 30,000+ sqft beachfront |
| Built | 1920s–1960s original; many 2000s–2020s rebuilds |
| HOA | None (mostly) — direct neighborhood norms |
| Median sale 2025-26 | $2.8M inland — $20M+ beachfront |
Construction realities
Construction range is enormous. Inland Kahala has 1950s-era cottages on undersized R-5 lots; beachfront Kahala Avenue has $30M new builds with shoreline-setback engineering. Common renovation work: full kitchen + bath, lanai expansion, accessory dwelling units (Kahala's R-7.5 zone makes ADUs straightforward), and shoreline retaining-wall maintenance for beachfront properties.
From Ikena's experience
Beachfront Kahala work is technically demanding (shoreline setback, archaeology overlay, salt corrosion spec) and we approach it project-by-project rather than as a standard service.
Tools that help
- Look up a specific Kahala parcel: the IkenaAI Lookup returns the TMK, exact zoning, and acreage for any address in the neighborhood.
- Read the parcel: a Property Brief on a specific address surfaces watch-outs (setback overlays, flood zone, archaeology) that the base parcel record doesn't show.
- Get a project scope: the AI Scope Generator factors in Kahala-typical hardware specs, permit pathways, and Hawaii cost premiums.
