Construction realities
Wailea construction is materially more expensive than mainland Maui — Maui labor rates run 8–12% above Honolulu, and building-supply freight to Maui adds another 5–8%. Common projects: condo unit remodels (kitchen, bath, lanai), single-family additions, resort property maintenance turnover. Permitting through Maui Planning + DPS is slower than Honolulu DPP but priority-tracked since the 2023 Lahaina fires.
